When comparing new launch prices, buyers should not only look at the price per square foot.

A project in a central district may look expensive, but it may have stronger location scarcity. A project in the OCR or RCR may look more affordable, but buyers should check future supply and resale competition.

Key factors to compare include:

  • Land cost and breakeven estimate
  • Nearby resale prices
  • Nearby new launch prices
  • MRT accessibility
  • School and lifestyle amenities
  • Future transformation plans
  • Unit size and layout efficiency
  • Expected rental demand

A lower PSF does not always mean better value. Sometimes a higher PSF project may be more efficient if the layout is compact and usable.

The best comparison is to look at total quantum, monthly affordability, future exit audience, and whether the project has a clear reason for buyers to choose it in future.
